Great times for the USA!!!

WOW... what a Great Olympics...
The USA rocked as expected and we now look to London in 4 more years for the next games. One story that caught me is when Chad Johnson (NFL player) said he could out swim Michael Phelps (winner of 8 gold medals this Olympics if you missed it). Well, I like where this is going... Let me say this and I to quote myself "I can out play Tiger Woods in golf, now if he wants to man up and take me out to play a round... bring it on!!!" This just goes to show, no matter how good at something you are, there is always someone looking to take a shot at you. Now if (and I stress IF) Tiger ever called me out, I would have the greatest game of my life. Lets just say I would shoot somewhere between 65 and 165. You have to admit, what an awesome story that would be.
Thought for the day... Please yourself first, because you at your best can not please everyone!!

A New Survey

On the home page at http://www.tenantinquiry.com/ you will see a hyper link for "Property Managers Want To Know...." this is a quick 1 question survey about the lowest credit score you as a property manager will accept. I have heard a number and used it as a general rule of thumb for most property managers out there. With the way the real estate market has been, I was wondering if the number has moved. And if it did, which way did it go? So if you see the survey and elect to take it, know it is a 1 question deal and not some long time consuming thing. I will keep it up for a while before I post the results. Check back to the blog to see the results, due to I will post the results here and not on the home page.

We at TenantInquiry have seen a need to break down the tenant screening world and give a good description as to what most people look for. Good times ahead for property managers!!!!

I have been shown a good site to look at and see if any sexual predators live in your area. http://www.familywatchdog.us/ The best I can tell, it works in all 50 states. As you will see, the amount of sexual predators is alarming. When you screen with us and use Level 2 "Background Check" we do a sexual predator search for you. This goes to show... you may not know everything about your neighbors!!!

NEW OPTION FOR CREDIT REPORTS

As times change, so do we. We have now gained access to get full credit reports faster than before. We now offer 3 options when it comes to the credit report.
1) Full Report - available next day by 12:00pm (EST) no extra cost.
2) Credit Report Card - available with other reports, no extra cost.
3) Full Report - available "Same Day" with the other reports, a $5.00 per report will be added for this "Rush" option.

Now, we can guarantee when your reports will be ready. Due to the change, the format of how the reports look will change. As always, if you have any questions, please call and we will help the best we can.

Here is the issue... After you have done the court thing, and you have received judgment for eviction, damages and unpaid rent.
What is the next step to collect the money?

Credit Report vs Credit Report Card

I pose this question... As a property manager which would you rather have...
Option A = A full credit report with the score, full list of accounts with standing, and able to view any liens or judgments? With this option the report is sent to you with no specific time frame.
Option B = A credit report card that offers a 50 point block for the score, a letter grade to quickly see how the report rates, a quick reference to see how the accounts stand, a yes or no for liens or judgments, and phone assistance to help rate the applicant? With this option you will have a set time frame to receive the report. Example: In by 3 pm-- to you by 5 pm(EST); and after 3 pm -- to you by 10 am next day.
